Working with Pendleton Together on the upgrade of nine residential muti-storey properties

Pendleton Together required a major programme of fire safety upgrades to the building fabric and building services life safety systems, together with more general building fabric remediation works to nine residential muti-storey properties (two being 23-storeys high) in Salford.

Remediation includes the removal and replacement of the cladding system, improving fire compartmentation, fire alarms and sprinklers.

Acting as Consultant Team Leader, Lead Designer, Architect and Principal Designer, we have provided and coordinated a multi-disciplinary team of Building Surveyors; Principal Designers; Health and Safety consultants; architects; structural and building services engineers; plus, specialist, fire engineering, façade / cladding designers, planning and acoustic consultants.

The project involves work across nine unique, occupied residential blocks. Each block has undergone varying levels of alteration over the years, requiring the design team to work closely with the client, construction manager, and principal contractor to develop tailored solutions that meet the complex needs of each building. This has demanded close collaboration and agile problem-solving as the specific requirements of each block have been identified.

The project also falls within the transition period for implementing the Building Safety Act 2022. Our design team has ensured that the services provided align with this evolving legislation and associated regulatory requirements, while working closely with the client to respond to queries from the Building Safety Regulator regarding the structural aspects of the buildings.

This has been a complex scheme requiring close working with all our Partners. Our approach of creating a base on site has allowed for a quicker response to issues as they arise. This collaborative approach with all the consultants involved has led to improved communication and problem solving leading to savings across the scheme.

Spruce and Thorn Court have been issued Building Assessment Certificate, placing it among a small number of projects to reach this milestone to date. Working to the requirements of the Building Safety Act, Pick Everard led a rigorous safety case, strengthened the golden thread of information, and addressed legacy risks to ensure robust, demonstrable compliance. Close collaboration with the client and supply chain underpinned a clear, auditable approach from strategy through to delivery. Achieving certification at this early stage in the regime reflects the project’s disciplined governance and resident-focused outcomes, providing a strong benchmark for future higher-risk residential schemes.
