Working with Pendleton Together on the upgrade of nine residential muti-storey properties

Pendleton Together required a major programme of fire safety upgrades to the building fabric and building services life safety systems, together with more general building fabric remediation works to nine residential muti-storey properties (two being 23-storeys high) in Salford.

Remediation will include the removal and replacement of the cladding system, improving fire compartmentation and other safety improvements.

Acting as Consultant Team Leader, Lead Designer, Architect and Principal Designer, we have provided and coordinated a multi-disciplinary team of Building Surveyors; Principal Designers; Health and Safety consultants; architects; structural and building services engineers; plus, specialist, fire engineering, façade / cladding designers, planning and acoustic consultants.

The project requires work to nine unique and occupied residential blocks. The blocks have all been subject to varying levels of alteration over preceding years, requiring the design team to work closely with the client, the construction manager, and the principal contractor, to come up with the best solution to meet the complex needs of each block. This has required close team collaboration and dynamic solutions finding as the requirements particular to each block are understood. This project also sits within the transition period for adopting the new Building Safety Act 2022. Our design team has ensured the services we are providing align with the requirements of this newly developing legislation and associated regulatory requirements.

Collaboration remains a key element of this project and involves liaising with a complex network of key stakeholders, including Pendleton Together Operating Limited, the construction management team, contractors, sub-contractors, and suppliers; several Resident Liaison Officers and Neighbourhood Teams; property managers; and estates and customer services.

The core team meet regularly to discuss and review the programme, ensuring decisions are made promptly. The collective team of consultants, including ourselves, use high-definition drone technology to survey the multi-storey buildings, in addition to mast climbers or scaffolding systems. This has been far safer than the alternative systems, saving a significant amount of programme time and costs.
