Sayer Court provides a 76 apartment block and five separate bungalows. This is the first housing scheme commissioned by Warwick District Council for over 30 years, creating quality new homes that replaced a scheme no longer fit for purpose.

The Brief

We were asked to develop a high quality social housing development for over 55s in Leamington Spa. We created an attractive and comfortable place to live whilst increasing the provision of affordable housing within Leamington.

Warwick District Council challenged the project team to design a modern building of architectural merit, having maximum impact on a prominent corner location on one of the primary routes to and from Leamington town centre. The completed residential development fulfils the brief and provides a flagship development.

Our Response

During project delivery we were required to overcome several obstacles to successful delivery. This included temporary relocation of a mobile phone mast including piling to ensure stability, followed by engagement with the owners of the mast, resulting in relocation to an alternative site. A collaborative project team approach ensured this was overcome without delaying the completion date. We identified any issues through our NEC supervisor undertaking weekly inspections and providing reports to all parties.
