Design and build single stage
This approach is intended to support single stage tendering procedures, without a separate design stage. The form of procurement however, is flexible enough to allow for essential design input from the contractor. In this situation, the contractor will develop the design based on a clear understanding of the customer’s circumstances and requirements.
Design and build two stage
This option is intended to support a two stage procedure, which includes a separate design stage. The first stage tender is based on responses from design and build contractors. Once a preferred supplier has been selected, it leads on to the second stage tender. This is on a negotiated basis and covers design development by the contractor from the RIBA work stage design prepared by our client’s design team.
Traditional
Here the design and contract stages are provided separately. This approach should only be used when it can clearly be demonstrated that it will result in better value for money that the preferred, integrated procurement routes already detailed. In a traditional contract, the design is undertaken by a team separately appointed by the customer. Construction, meanwhile, is by a contractor competitively appointed on the basis of a detailed specification prepared by the customer’s consultants.

These two collaborative procurement routes offer the additional benefits of early contractor involvement and opportunities for economies of scale and can best be described as the ‘critical friend’ option.
